Pre-Design
Design team representatives meet with a client to develop program requirements and space schematics.
Site Analysis
The architect assesses the client's business and environment. He then takes engineering considerations into account when evaluating the overall suitability of the site.
Schematic Design
The architect begins to develop the visual concept of the project.
Design Development
The process gets to a new level of detail. The architect and engineers select materials and systems that are integrated with the overall architectural concept.
Contract Document Phase
The A/E team focuses on the requirements of those who will construct the system.
Bidding and Negotiating
A contractor is selected.
Contract Administration
During this, the construction phase of the project, the architect often serves as a professional advisor and agent to the client. The architect also administers the contract during this phase.
